Scope, preparation & finish planning
Stucco needs a sound, dry, clean surface and repairs that fit the type of crack or deterioration
Stucco is common in Northeast Florida, but not every crack or discoloration has the same cause. Hairline shrinkage cracks, movement cracks, impact damage, failed sealant, moisture intrusion, and substrate problems require different responses.
Before painting, the surface should be evaluated for chalking, mildew, dirt, efflorescence, peeling, hollow or loose areas, and signs that water is entering around windows, roof transitions, penetrations, or grade-level details.
Minor cosmetic cracks may be prepared and filled with compatible materials, while wider or recurring cracks may deserve further investigation. A paint coating is not a structural repair and should not be used to conceal unresolved movement or moisture.
Primer selection depends on the age and condition of the stucco, repairs, porosity, previous coatings, and product system. Elastomeric coatings are sometimes discussed for masonry, but film thickness, vapor movement, texture, and manufacturer requirements matter.
The estimate should separate washing, repairs, sealant replacement, priming, body coats, trim, doors, soffits, and other exterior components so the homeowner can understand what is actually included.
Items to include when comparing proposals
- Hairline cracks, wider cracks, patch repairs, and texture transitions
- Chalking, mildew, dirt, efflorescence, and peeling paint
- Moisture around windows, doors, roof lines, and penetrations
- Caulk and sealant at dissimilar materials and joints
- Masonry conditioner, primer, and finish-system questions
- Elastomeric versus conventional exterior coating discussions
- Color selection for strong sun and large wall areas
- Protection of windows, pavers, landscaping, fixtures, and roofs
Questions homeowners often ask
Will exterior paint stop stucco cracks from returning?
Paint can bridge very small surface irregularities depending on the system, but it cannot correct structural or recurring movement. The crack type and underlying cause should be considered before coating.
What is chalking on painted stucco?
Chalking is a powdery residue caused by breakdown of the coating surface. It needs to be cleaned and evaluated because new paint applied over heavy chalk may not bond properly.
Does stucco need primer before repainting?
Not every previously painted stucco surface needs full primer, but bare patches, porous areas, chalky surfaces, stains, and selected coating systems may require spot or full priming.
